A Small But Important Update: Our Tenant-Find Fee – Why £195 Remains Great Value in Liverpool’s Lettings Market

We wanted to take a moment to share a small but important update with all our landlords.

Last year we quietly increased our tenant-find fee from £150 to £195. We know any change in fees can raise questions, so we’d like to explain exactly why this happened and why we still believe this represents excellent value compared to what most other agents in Liverpool are charging in 2025.

Why the increase? Like everyone, we’ve seen significant rises in operational costs over the past couple of years:

  • Advertising fees on Rightmove, Zoopla, and OnTheMarket have gone up noticeably

  • Referencing and credit-check providers have increased their charges

  • Professional end-of-tenancy cleans (which we arrange and pay for upfront) now cost more

  • Staff time for multiple viewings, detailed vetting, guarantor checks, and compliance paperwork has also risen with inflation and higher wages

Despite these pressures, we chose to absorb most of the increases rather than pass everything on. The £45 uplift (30 %) was the minimum needed to keep delivering the same high-quality, thorough service you expect from us.

How does £195 compare locally? Here’s a quick snapshot of what similar full tenant-find services are costing in Liverpool right now (based on current fees from high-street and online agents in L6, L7, L4, L15 postcodes):

  • Many high-street agents: £250–£350 + VAT (often £300–£420 total)

  • Online-only or hybrid agents: £200–£295 + VAT (often £240–£354 total)

  • Some “low-cost” agents: £195–£250 + VAT, but frequently exclude professional clean, multiple viewings, or full referencing/guarantor checks

Our £195 fee (no VAT added – it’s the final price) includes:

  • Professional photography and premium advertising across all major portals

  • Unlimited accompanied viewings (no extra charges for evenings/weekends)

  • Comprehensive tenant referencing (credit, affordability, employment, previous landlord checks)

  • Guarantor vetting where required

  • Full compliance checks (Right to Rent, deposit protection, How to Rent guide)

  • Professional end-of-tenancy clean arranged and paid for by us before new tenants move in

In short: £195 is still one of the most competitive full-service tenant-find fees in Liverpool, especially when you factor in the clean and no hidden extras.
